Underwriting Should Come From Experience, Not a Model.

Most sponsors in senior living evaluate deals from a spreadsheet. We evaluate them from the inside. Our underwriting is led by a physician who spent 15 years as a hospitalist and medical director, reading complicated, high-stakes cases in the hospital, and who personally operated a senior living property himself, payroll, vendor contracts, and licensing included, before he ever asked anyone else to fund one. That combination, 15 years of clinical judgment and hands-on operating experience, is what separates us from most of the sponsors you'll come across in this category.

We Evaluate Deals From the Inside, Not From a Spreadsheet.

Most sponsors read a deal the way an analyst does: occupancy rate, rent roll, cap rate, done. We read it the way an operator does, because we've run the building ourselves. We know what a dressed-up occupancy report looks like from the inside, and we know what real staffing and payroll signals tell you that a financial model never will. Underwriting from a model tells you what a deal should do. Running the building tells you what it actually does.

Fifteen Years of Clinical Judgment, Applied to Real Estate.

A purely financial sponsor wouldn't think to ask whether a community has the right patient care programs in place. That's why we run Chronic Care Management and Remote Patient Monitoring in two of our communities today, catching declining resident vitals before they turn into a hospital admission. Fewer admissions means residents stay longer, one of the biggest levers on occupancy and NOI in this asset class. It's a gap most sponsors don't know exists, let alone how to close. For us, it's already closed.

Our Capital Is in Every Deal We Bring You.

We invest alongside you in every property we bring to the table, not as a talking point. If a deal underperforms, it costs us too. That's the only alignment that actually holds up.

We Give You the Same Truth We'd Want to Hear.

When a property misses target, you get the number and the reason the same week, not a spun version of either. Silence is the real red flag in this industry, not a soft quarter. You'll hear from us before you have to ask.

What a Spreadsheet Sponsor Misses

A sponsor who's never run a building can tell you the same story as one who has. The difference shows up in what actually gets caught before it becomes a problem:

1

A dressed-up occupancy report reads fine on paper. It doesn't read fine to someone who's run payroll for the staff that produced it.

2

A financial model tells you what a deal should do. Running the building tells you what it actually does.

3

Red flags in staffing and licensing don't show up in a spreadsheet. They show up on a P&L you've actually managed.
